Program Description:

Low-sloped through-fastened metal roofing can be a cost-effective alternative to standing-seam metal roofing. To avoid leaks however, literally thousands of feet of tape sealant and thousands of exposed fasteners need to be properly installed. This is one reason through-fastened metal roofs aren’t covered by manufacture’s leak-free warranties. And, as is true of all metal roofing, if insulated and not continuously sealed below, they can suffer from severe condensation problems.

This presentation reviews a large low-slope metal roofing project originally designed with standing-seam metal roofing but was value-engineered to through-fastened metal roofing, and ended up being litigated. Oh, yes, I’ll offer some tips to avoid these kinds of problems on your next metal roofing project.

Learning Objectives – Provide roof professionals a better understanding of the following:

  • Important differences between standing seam and through-fastened metal roofing.
  • What “approval” of building drawings as part of permitting means and doesn’t mean.
  • How casual review of submittals can be pointed to later as “approving” major changes.
  • What is “roll-over” ridge construction and why manufacturers strictly limit its roof slope.
  • Graphic examples of water accumulations in vinyl-faced batts.

Biography

Phil Dregger is a Professional Engineer, Registered Roof Consultant, Fellow of the International Institute of Building Enclosure Consultants, and Vice President of Salas O’Brien in Concord, CA. Phil has investigated problems in a wide range of roof and building envelop systems over the past 40 years. He has special expertise in wind damage, building codes, and condensation. Phil lectures often to industry groups, has authored many articles on roof technology, and is a recipient of the ASTM D08 William C Cullen Award and the IIBEC Joe Hale Lifetime Achievement Award.
